Rooms always appear smaller than what they actually are without furnishings in them. Without furnishings, buyers are often confused as to the function or purpose of a room. Rooms without purpose detract from the overall value of a home, making the property less desirable. With the furnishings we chose, we made the most of all areas of the room and ensured that buyers could both ‘see’ how the room could be laid out and then layered it to create a cozy, warm living space.
In the dining room, by changing out the lighting, removing the fridge and pantries and then staging it with modern table/chairs we defined its function and elevated its overall style. In a vacant property, dated or extreme decor dominates what a buyer sees – and remembers – which results in the overwhelming impression that “the house needs too much work.” Buyers are inherently visual – only 10% of buyers can actually see past what is right in front of them. If they can’t see it, they won’t buy it.
Buyers can’t imagine how their furniture will fit in a room without any frame of reference. This master bedroom without furniture wouldn’t have shown buyers what a great adult master retreat it really is!
We chose to use the client’s futon in the den and then found a wooden twin bed frame which we spray painted chocolate brown to update it. These decisions saved our home owner money while still providing the function we needed to effectively stage those rooms. Great transformation, minimal investment!
Vacant homes are some of the toughest properties to sell. A national survey done by the Real Estate Staging Association (RESA) in 2010 found that vacant homes which were staged spent 78% less time on the market.
Unfortunately, vacant homes will statistically sit on the market for 277 days (over 9 months) before either selling at a much lower price or being taken off the market, staged, and then re-listed. By comparison, staged vacant homes have been shown to sell in a mere 33 days according to RESA’s 2010 survey. That is a staggering 85% and 7 month difference!
